Clean the home once it is empty: surfaces, baseboards and floors in every room, the bathrooms down to the grout, and the inside of the cabinets, drawers, closets, oven and fridge. A move-out walk-through often looks inside, not just at the surfaces.

A cleaning can’t guarantee your deposit back: your landlord or property manager decides, and may consider things outside the cleaning, like damage.
Before cleaning day
- Empty the home. Move your things out first, including what’s in the cabinets, closets and fridge, so every surface can be cleaned.
- Read your lease’s move-out terms. Some leases ask for things a cleaning doesn’t cover, like repainting, nail-hole repairs or carpet shampooing.
- Check your building’s rules. Many Miami condo and apartment buildings ask you to reserve the service elevator, keep to set move-out hours or send a vendor’s certificate of insurance in advance. Ask the front desk or management.
- Plan the walk-through. Book the cleaning for after the movers leave and before your final walk-through.

Repairs, painting, nail holes and carpet shampooing aren’t part of a cleaning. Check your lease if it asks for them.

What Florida law says about your deposit
Under section 83.49 of the Florida Statutes, a landlord who isn’t keeping any of your deposit has 15 days after you move out to return it. A landlord who plans to deduct something must send you written notice within 30 days, saying why. You then have 15 days to object in writing.
Take dated photos or a video of every room after the cleaning.

Does a move-out cleaning guarantee my deposit back?
No. We provide the listed cleaning tasks. Your landlord or property manager makes the deposit decision and may consider conditions outside the cleaning scope.
